When people think of Nagano Prefecture, Karuizawa often comes to mind first. Known for its beautiful forests, villas, and resort atmosphere, Karuizawa has become of Japan's most famous mountain destinations.
But just Shinkansen stop from Karuizawa is another city I would love more people to discover: Saku City.
I live and work in the eastern part of Nagano Prefecture, known as Toshin. From my perspective, Saku offers an appealing combination of nature, convenient daily life, access to Tokyo, and real estate opportunities.
Convenient Access to Tokyo
Saku-daira Station is served by the Hokuriku Shinkansen, connecting the city with Tokyo in approximately 70–80 minutes, depending on the train.
This means you can enjoy a quieter lifestyle surrounded by mountains and countryside without being too far from the capital.
For people considering a move to Japan, a second home, or a different pace of life outside a major city, this connection is a significant advantage.
Nature and Open Landscapes
Saku is surrounded by mountains, and Mount Asama creates a beautiful backdrop to the north. The view of Asama from Saku, especially in the evening light, is of the area's memorable sights.
Unlike the heavily forested resort areas of Karuizawa, Saku has more relatively flat land and open spaces. Residential neighborhoods, fields, shops, and wide views of the surrounding mountains form a different kind of landscape.
In my personal experience, Saku often feels three to five degrees warmer than Karuizawa, and I find the air less humid and comfortable. Actual temperatures and humidity vary by season, weather, and location, but this is of the differences I have noticed while living in the region.
A Practical Place for Everyday Living
One of Saku's greatest strengths is the balance between nature and convenience.
The area around Saku-daira Station has shopping centers, supermarkets, restaurants, and other commercial facilities. Compared with many smaller towns nearby, Saku offers a wide range of options for everyday shopping and services.
Karuizawa has a special resort atmosphere, but some shops and restaurants close relatively early. Saku offers a different lifestyle, with more choices for everyday needs.
For me, Saku is of the most practical places to live in eastern Nagano. It allows people to enjoy the surrounding nature while keeping daily life convenient.
Discover the Chikuma River and Pinkoro Jizo
Saku's appeal is not limited to shopping and transportation.
The Chikuma River flows through the region, offering beautiful scenery and a sense of openness. It is a wonderful place to appreciate the natural side of everyday life in Nagano.
Another local landmark is Pinkoro Jizo, a well-known Buddhist statue associated with the wish for a long and healthy life. It is an interesting stop for visitors who want to discover local traditions and the cultural character of Saku.
The city is also known for Saku carp, local sake, rice, and fruit. These local foods and traditions help make Saku more than simply a convenient city near Karuizawa.
Real Estate: Look Beyond the Karuizawa Brand
Karuizawa has a strong national and international reputation as a resort destination. That brand is attractive to many people looking for a holiday home or villa.
However, I believe buyers should look beyond the name of a place.
Depending on the location, property type, and condition, Saku may offer more affordable land and homes than Karuizawa. For buyers who value everyday convenience, practical living space, and value for money, Saku deserves serious consideration.
Exchange rates can also affect the purchasing power of international buyers. When the yen is weak against a buyer's home currency, Japanese property may seem more affordable. However, exchange rates change, and every property needs to be carefully evaluated.
No property is automatically a bargain, and future price increases are never guaranteed. Location, access, building condition, land-use regulations, and maintenance costs all matter.
Still, I believe that exploring beyond famous resort destinations can reveal interesting opportunities.
Why I Want More People to Discover Saku
Karuizawa has the brand. Saku has its own strengths: convenient transport, commercial facilities, beautiful nature, and a practical lifestyle.
You can shop for everyday necessities, enjoy the Chikuma River, visit Pinkoro Jizo, and admire Mount Asama at sunset. At the same time, Tokyo remains accessible by Shinkansen.
If you are considering moving to Japan, buying a second home, or exploring places beyond the usual tourist destinations, I encourage you to take a closer look at Saku City.
Sometimes, the best place to live is not necessarily the most famous.

長野県と聞くと、軽井沢を思い浮かべる方も多いのではないでしょうか。美しい森や別荘、リゾート地としての歴史を持つ軽井沢は、全国的にも知られた場所です。
しかし、軽井沢から新幹線で次の駅にある佐久市にも、ぜひ知っていただきたい魅力があります。
私は長野県東信地域で暮らし、不動産の仕事をしています。佐久市は、自然、日常生活の便利さ、東京へのアクセス、不動産の選択肢という点で、もっと注目されてよい町だと感じています。
東京へ新幹線で約70〜80分
佐久市には北陸新幹線の佐久平駅があります。東京までは列車によって異なりますが、おおむね70〜80分程度でアクセスできます。

都会の中心部に住む必要はないけれど、首都圏へのアクセスは確保したい。そんな方にとって、佐久市は検討する価値のある場所だと思います。
山々に囲まれながら、開放感のある風景
佐久市は山々に囲まれ、北側には浅間山を望むことができます。特に夕方の光に照らされた浅間山は美しく、この地域ならではの景色です。
森林に包まれた別荘地が広がる軽井沢と比較すると、佐久市には比較的平坦な土地が多く、田園風景や住宅地、商業施設などが広がっています。
気候についても、私自身の感覚では、佐久市は軽井沢より3〜5度ほど暖かく感じることがあり、湿気も少なく過ごしやすいと感じています。実際の気温や湿度は、季節や天候、場所によって異なりますが、日々暮らす中で感じている違いのひとつです。
自然があり、日常生活にも便利
佐久市の大きな魅力は、自然と生活の便利さのバランスです。
佐久平駅周辺には商業施設、スーパー、飲食店などが集まっています。周辺の小さな町と比較しても、日常の買い物や用事を済ませるための選択肢が多いと感じます。
軽井沢には独特のリゾート感がありますが、夜遅くまで営業している店は限られます。一方、佐久市には普段の暮らしを支える商業施設が充実しています。
私にとって佐久市は、自然を身近に感じながら、日常生活の便利さも大切にしたい方にとって、長野県東部でも特に暮らしやすい町のひとつです。
千曲川とぴんころ地蔵
佐久市の魅力は、駅や商業施設だけではありません。
地域を流れる千曲川では、豊かな自然と開放的な風景を楽しむことができます。日常の中で信州らしい自然を感じられる場所です。
また、佐久市には「ぴんころ地蔵」という親しまれている名所があります。健康で長生きし、元気なまま天寿を全うできるようにという願いで知られ、地域の文化に触れられる場所のひとつです。
さらに、佐久鯉、地酒、米、果物など、この地域ならではの食文化もあります。
佐久市は、単に軽井沢の隣にある便利な町というだけではありません。地域の歴史や文化、自然、食の魅力を持った町です。
不動産を探すなら、軽井沢というブランドだけで判断しない
軽井沢には、全国的な知名度と別荘地としてのブランドがあります。その価値を重視する方にとって、軽井沢は魅力的な選択肢でしょう。
一方で、住まいや土地を探すときには、ブランド名だけでなく、実際の暮らしやすさにも目を向けてほしいと思います。
佐久市では、立地や土地の広さ、建物の状態などによって、軽井沢と比較して手の届きやすい価格の物件を見つけられる可能性があります。知名度の高いリゾート地であることよりも、日常生活の便利さ、住まいの広さ、価格とのバランスを重視する方には、ぜひ検討してほしい地域です。
海外の方にとっては、為替レートも不動産購入の予算に影響します。円安の局面では、購入者の自国通貨によっては日本の不動産を割安に感じることもあります。ただし、為替は変動するため、購入時点での確認が必要です。
もちろん、すべての物件がお買い得というわけではありません。交通アクセス、道路状況、建物の状態、土地の利用条件、維持管理費などを確認することが大切です。不動産価格の上昇が保証されるわけでもありません。
それでも、軽井沢という有名なブランドだけに目を向けず、佐久市まで範囲を広げて探してみれば、魅力的な住まいや土地に出会える可能性があると私は考えています。
